Thinking of selling your home? A Columbus kitchen remodel, big or small, will deliver the biggest return on your investment. After location, the kitchen is the biggest driver behind buyers’ decisions.
Remodeling your kitchen to sell your home, however, requires some strategic planning and an objective eye for design. This is not the time to build your dream kitchen because you will want your choices to have wide appeal.
When planning a remodel, take into account what other kitchens in the area look like. A home for sale with a kitchen that is much more high-end, or at the other end of the spectrum compared to other homes in the neighborhood, will deter buyers. Also consider the overall value of your home. A high-end remodel might not be justified in a $300,000 house, but upgrading the countertops or changing cabinet hardware can go a long way toward improving an outdated kitchen.
Remember you are remodeling for the buyer, not your family. Keep that in mind when choosing finishes, and opt for more neutral colors that will appeal to the masses. Talk with your contractor about what the most popular choices are for surfaces and appliances.
Focus on functionality. Kitchens today serve as hubs for busy families, and they need to be hardworking multitaskers. Create an efficient work triangle between the stove, fridge and sink, and consider carving out space for a desk. Many family kitchens serve double duty as the mail center, homework and craft station of the home. Buyers will be looking for space for all those activities.
